For most of 2026, the west side of The Commons at Calabasas has been fenced off. Now the city's records show who is moving in behind the fences. The first three named tenants are a Lagree fitness studio, a modern furniture showroom and a denim and apparel brand. None of them is a restaurant. The Commons lost three places to eat or watch a movie this year, and the replacements filed so far are places you book, browse or shop. As of late October 2026, no restaurant has been publicly named for the new buildings.
What the September permit log shows
Each month, the City of Calabasas Community Development Department publishes a project report that lists every permit filed or issued. The September 2026 report, printed October 8, is the clearest record so far of what's being built at 4765 and 4710 Commons Way.
| Tenant | Address | What the permit describes | Public opening date |
|---|---|---|---|
| REFORMD | 4765 Commons Way, Suite U | 4,360 sq ft second-story Pilates studio, created by combining Suites W and Y | January 2027, per the brand |
| PAIGE | 4765 Commons Way, Suite K | New storefront and 1,590 sq ft store with a retail showroom | Not announced |
| Design Within Reach | 4710 Commons Way | Two illuminated blade signs, two wall signs and a halo-lit wordmark | Listed as "Coming Soon" |
The same report has a few smaller items that show how far along the project is. In September the city created new addresses for 4710 Commons Way A and B, and a whole run of unit numbers at 4700 Commons Way starting with 301. That numbering lines up with the 80 apartments planned for the site. Another permit covers an 81.9-kilowatt solar array with battery storage serving 4765 and 4767 Commons Way. When a project gets to addresses, sign permits and tenant buildouts, it has moved past digging and into finishing.
Caruso's own update says the same thing. Its construction timeline for July through September 2026 says some spaces in the new shops and restaurants are being turned over to tenants so they can start building out. Design Within Reach already shows up in the Commons shopping directory as "Coming Soon," though no date is posted.
The biggest new tenant is a workout
REFORMD takes up more than two and a half times the floor area of the PAIGE store, and it's the only new tenant with a public opening date. In an October 15, 2026 announcement, the Toronto-founded brand said The Commons will be its first U.S. location and called it the world's largest Lagree studio, set to open in January 2027.
The plan, according to the release:
- 35 Lagree EVO PRO machines in the main studio
- Two more EVO PRO machines in a private training and education room
- Six wellness and recovery treatment rooms
Heather Perren, a Lagree Senior Master Trainer, will be the principal owner and operator, in partnership with David Ingram, who founded Sweat and Tonic and REFORMD. In the release, Perren said that "having grown up in this community, bringing a concept of this scale to Calabasas is especially meaningful to me."
A studio that size changes when and how people come to The Commons. Classes run on a schedule, so the paseo will see regular foot traffic at class times and a reason to park on weekday mornings and evenings. A furniture showroom and an apparel store draw people who come to browse. That's a different pattern from the long lunches and movie nights the old west side used to bring in.
The places that closed
Those older draws are gone. The Acorn reported on August 7, 2026 that Marmalade Cafe closed August 2 after nearly 30 years. It was one of the original tenants when The Commons opened in 1998. The company pointed to a drop in business during construction. The same article noted that the Regency Calabasas theater next to Barnes & Noble closed when groundbreaking began in February, and that Fresh Brothers Pizza also closed after construction started.
Barnes & Noble is still open, and Caruso says the center stays open through every phase of construction. The developer's plan calls for 12 to 14 new shops and restaurants on the west side, along with paseos for walking. Caruso also says it will build outdoor dining into the new section and open the shops and restaurants about halfway through the project, before the apartments are finished in Fall 2027.
So restaurants are part of the plan. They just haven't been named. The three tenants that have filed or announced are all retail or fitness, and the restaurant spots on the west side are still unannounced.
The new food opened on Las Virgenes Road
For now, the newest dining in Calabasas is on the other side of town. According to Conejo Valley Guide, Shibuya Sushi opened its second Calabasas location at 5755 Las Virgenes Road, near Honey Cup Coffeehouse, on October 19. It started with takeout only, and full restaurant service was expected about a week later. If you're planning a sit-down dinner this week, check Shibuya's site first, since the full-service date hadn't been announced.
The original Shibuya at 4774 Park Granada, near The Commons, is still open. One sushi restaurant now has a location near the construction and another up north by the freeway, which is a neat summary of where the town's food is heading this fall.
Old Town and Las Virgenes are getting new everyday businesses
The same September permit report shows a pattern outside The Commons, too. Most of the new commercial tenants elsewhere in Calabasas are businesses people visit every week.
On Calabasas Road in Old Town:
- Jugo Wellness Bar got zoning clearance on September 4 as a new tenant at 23508 Calabasas Road, with no changes to the outside of the building.
- A new veterinary hospital is being built at 23639 Calabasas Road by combining two storefronts into one 4,365 sq ft suite. Plans include three exam rooms, an x-ray room, a surgery room, an isolation room and a "quiet ward." The permit doesn't name the operator.
On Las Virgenes Road:
- Calabasas Community Veterinary Center has taken over the existing clinic at 4937 Las Virgenes Road, Suites 101 through 103, plus an office upstairs in Suite 200. The clinic keeps its hours of 8 a.m. to 8 p.m., seven days a week, and the only physical changes planned are paint and flooring. A sign permit for the new name was filed in September.
A juice bar, two animal hospitals, a Lagree studio, a furniture showroom and a clothing store. That's what Calabasas's commercial filings looked like this fall, and the closest thing to a new restaurant was a sushi spot opening a second location.
What to watch between now and next fall
The calendar for the new Commons is starting to fill in, even though most dates are still estimates:
- By the end of 2026: In an October 9 report, the CHS Courier said parts of Commons Lane are still active construction zones and some new shops and restaurants could open by year's end.
- January 2027: REFORMD's announced opening.
- Fall 2027: The 80 apartments are scheduled to be done, which completes the project.
The city's monthly new project report is the best early signal to watch. PAIGE, REFORMD and Design Within Reach all showed up there before most residents knew about them. When a restaurant files for its tenant improvement on Commons Way, the October or November report is where it will appear first.
